Description
The Villa is a characteristic stone house situated within a wine estate on the panoramic hills a short distance away from Montecatini Val di Cecina (Pisa), a charming medieval village perched on a hill with stunning views of the soft rolling Tuscan countryside between Volterra and Lajatico, the birthplace of the Maestro Andrea Bocelli, and the Tyrrhenian coast.
The house is composed of two apartments. The one at ground floor (more than two hundred square meters) has three matrimonial bedrooms, three bathrooms (whose one with idro-shower), laundry, studio, wide living room with fireplace, table for ten people convertible in a magnificent billiard, kitchen with microwave, hoven, fridge, dishwasher, wine cellars, espresso coffee machine, American coffee machine, ice machine, etc.
At the first floor there are two delicious junior suites with matrimonial bedrooms (fifty square meters each), whose one has a little cooking corner, a table for 4 people, fridge, espresso coffee machine, American coffee machine, toaster, orange juicer. Each of them has the fireplace, an exclusive bathroom, and an outdoor terrace with panoramic view.
All the rooms are equipped with air conditioners.
Outside, in addition to a wonderful swimming pool (12 mt x 6 mt), there is a barbecue zone, with the pizza oven, next to a pergola with a table for ten people for open air breakfasts or dinners. There is also a vegetable garden and on the roof of the winery there is located a fantastic Jacuzzi spa where enjoying the amazing landscape. The property offers also a soccer and volley court, and from this season a tennis court (we are building), as well as a play game area for children.
Special services, as private chef for in-house dining, relaxing messages, touristic guides, bike rentals, etc… on request.
The atmosphere at the Villa is extraordinary, allowing you to breathe in the authentic Tuscan air with the vineyards all around you, the olive grove, the suggestive swimming pool, and plenty of green space to enjoy as you like.

Montecatini Val di Cecina (Pisa) is a charming medieval village perched on a hill between Volterra and Lajatico. Walking through the alleys, the chiassi (an alley sometimes covered by vaults), through the ancient doors of the historic center, we find the beautiful Piazza del Castello overlooked by the Church dedicated to San Biagio, built in 1356, in which you can admire valuable works of art and the Palazzo Praetorium, a fourteenth-century building with a stupendous façade embellished with a portico with cross vaults and round arches resting on elegant columns of the Ionic order. The square is dominated by the imposing Torre dei Belforti built in the 11th century. Montecatini is surrounded by breathtaking views of the gentle Tuscan countryside and other small medieval villages to discover.
Policy
In case of lockdown, all bookings will be refunded 100% if the cancellation occurs up to 24 hours from the arrival date
Cancellation terms.
If you need to cancel your booking, the cancellation must be made in writing and will be effective from the date that we receive the cancellation.
It will be subject to the following charges and time frame:
– cancellation more than 30 days before the start date of the rental period will incur a charge of 0% of the rental payment.
– cancellation less than 30 days before the start date of the rental period will incur a charge of the total cost of the holiday less the Security Deposit (if already paid).
There will be no refund for early departure.

Check-in and check-out.
Normal Check-in hours are between 02:00 p.m. and 08:00 p.m.. Late check until 23:00.
Check-out time is until 11:00 a.m. We can sometimes accommodate other requests, but we need to know as much in advance as possible.
There would possibly be a late check in surcharge.
The meeting point is provided at the address of the house you have booked. A member of our team will welcome you to let you visit the house and describe all the services.

City Tax.
The City Tax is not included in the price. It must be paid on the spot at check-in.
No smoking and candle.
Guests are not allowed to smoke within the house.
No pets or animals.
No animals are allowed inside the house.
House cleaning before and after guest stays.
We carefully clean and prepare every house before guests arrive and after they check-out. If you wish, you may request extra towels and cleaning services for a fee. You can require the extra daily cleaning service.
